Radon Mitigation in Broadmoor and Cheyenne Mountain, CO

The Broadmoor and Cheyenne Mountain area on the southwest side of Colorado Springs presents a different set of problems from anywhere else in the county, most of them driven by the size and age range of the homes.

Housing here spans a full century. Original estate homes from the 1920s and 1930s built alongside the resort sit near 1960s and 1970s custom construction and near recent builds on infill and redeveloped lots. A single property frequently contains multiple foundation eras, because these houses have been added to repeatedly across generations of ownership: an original basement, a mid-century wing on a slab, a more recent addition on a modern foundation, none of them continuous with the others.

Large footprints have a direct consequence for system design. A house of four or five thousand square feet over multiple foundation sections cannot usually be served from one suction point. Two, three or more are common, sometimes with more than one fan, and pricing reflects that. A bid at the county's typical range for a home of this size and complexity has almost certainly not been thought through.

The area sits directly against Cheyenne Mountain on fractured granitic rock at the base of the uplift, which is favorable geology for soil gas movement.

There is also an aesthetic constraint that is real rather than incidental. Exterior pipe and fan assemblies on visible elevations are frequently unacceptable to owners here, and several HOAs and covenants formalize that. Interior routing through closets and mechanical chases, attic-mounted fans, and discharge points placed on rear or concealed elevations are the norm. That work costs more and takes longer.
