Radon Mitigation in Rockrimmon, CO

Rockrimmon occupies the bluffs and drainages on the northwest side of Colorado Springs, developed largely through the 1970s and 1980s on terrain that shaped everything about how its houses were built.

These are hillside homes. Cut-and-fill lots, walkout basements, split levels, tri-levels, tuck-under garages, and rooms that are below grade on one side of the house and at ground level on the other. From a radon standpoint this is the most technically interesting housing stock in the city, because the pressure relationships in a multi-level home on a slope do not behave the way they do in a rectangular house on flat ground.

A single suction point placed in the wrong section of a Rockrimmon split-level can pull hard on one part of the foundation while leaving another part entirely unaddressed. Communication testing between suction points matters more here than almost anywhere, and a mitigator who does not perform it is guessing. Homes at this elevation on this terrain frequently need two suction points, and the diagnostic work to determine that is worth paying for.

The fill beneath these homes is its own variable. Cut-and-fill construction means the material under one half of a foundation may have been placed by machine while the other half sits on undisturbed ground, producing different permeability across a single slab.

The surrounding geology is the fractured rock at the base of the Rampart Range, which provides soil gas ready pathways to the surface.

Mature landscaping and established trees, planted forty years ago and now substantial, sometimes constrain exterior routing and fan placement in ways newer neighborhoods do not face.

Work here permits through the Pikes Peak Regional Building Department, and portions of the area have HOA architectural review.
