Radon Mitigation in Monument, CO

Monument and the wider Tri-Lakes area sit at around 7,000 feet on the north end of El Paso County, higher than Colorado Springs proper and built largely on weathered granite and arkosic sediment shed off the Rampart Range. That geology is exactly the kind that produces elevated radon: uranium-bearing rock broken up enough for soil gas to move through it.

The housing stock works against you too. Monument, along with the Woodmoor and Jackson Creek subdivisions, filled in heavily from the 1990s onward with large single-family homes on full, often finished basements. A finished basement means living space at the level where radon concentrates, and the stack effect at this elevation during a Front Range winter pulls soil gas upward harder than it would at lower altitude.

The Palmer Divide is the other factor and it is specific to this end of the county. The ridge running east from the Rampart Range catches more snow than Colorado Springs and holds it longer, so the ground around a Monument foundation stays frozen for weeks at a stretch. Frozen soil and snowpack cap the surface, and soil gas that would otherwise vent harmlessly to the atmosphere takes the path of least resistance instead, which is often the warm, depressurized house sitting on top of it. Readings taken here in February frequently come back well above what the same home produces in July.

Most of the area falls under El Paso County Planning and Community Development for permitting rather than a municipal department, and several Woodmoor and Jackson Creek subdivisions have HOA architectural review governing where exterior pipe and fan assemblies can go. Raise that with an installer before the bid rather than after.

Many newer homes here were built with a passive radon stack roughed in during construction, running from beneath the slab up through the house with no fan attached. Activating one is far cheaper than a full retrofit. Check your utility room before accepting a bid that assumes a from-scratch install.
