Radon Mitigation in Manitou Springs, CO

Manitou Springs is the hardest place in El Paso County to mitigate radon well, and any bid that does not reflect that should be questioned.

The geology is its own factor. The town sits at the Ute Pass fault zone where the plains meet the uplift, on fractured rock that gives soil gas direct paths to the surface. The mineral springs the town is named for exist because of that same fractured, gas-permeable geology. Homes a block apart can test very differently.

Terrain compounds everything. Houses are built into steep canyon walls on narrow lots, producing walkout and partial basements, tuck-under garages and split levels. Exterior pipe routing is constrained by how close buildings sit and by discharge clearance requirements from neighboring windows.

Much of the town falls within the Manitou Springs Historic District, where exterior alterations visible from the public way are subject to review by the Historic Preservation Commission. An exterior vent stack and fan on a contributing structure is exactly the kind of change that triggers it. Factor review time into any transaction deadline.
